A property priced too high sits on the market for months and loses exactly what it had at the start: the attention of serious buyers. Three methods

How a market value comes about

Which method carries the weight depends on your property. Often we calculate several and look at where they converge.

  • The asset method

    What would it cost to build this property again today, less its age and condition, plus the land? The method of choice for owner-occupied houses.

  • The income method

    What rent does the property produce, year in and year out? This is how an investor looks at a tenement building or a let flat, and so it is the yardstick they price it by.

  • The comparative method

    What was paid for comparable properties in comparable locations? For flats in Innsbruck this is often the clearest signal the market gives.
