The purchase price is only the first figure.

The second appears in no listing: what the property will need in repairs over the next five years. An old bathroom, a riser at the end of its life, a crack that is still moving, a floor build-up with no impact-sound layer. Together that is often an amount on the scale of a price negotiation.

So a viewing here includes the building view. Where it raises a question a viewing cannot answer, the condition is recorded. You then buy with a figure in mind rather than a feeling, and you know which parts of it belong together while the wall is open anyway.

From the brief to the keys

  1. The brief

    You say what you are looking for: location, size, condition, budget, timing. Anyone on the list hears about a property before it reaches the portals.

  2. The selection

    We only come back on what fits your brief. With every suggestion you hear what is good about it and what will cost work.

  3. The viewing

    On site together. Beyond the plan and the location, the look goes to build-up heights, the age of the services, damp and cracks, the items that cost money after you move in.

  4. Before you sign

    Where the substance raises a question, it is recorded before the contract is drawn up. After that you know what sum follows the purchase price.

  5. Completion

    Contract, notary, payment, the transfer of benefits and burdens, handover. And a few months of being reachable afterwards for whatever the property throws up.
